Net to Gross Conversion Factors

Estimates of space needs are typically developed from listing of the net square footage in a department (NSF) See Terms and Definitions. The NSF is then converted to an estimate of Departmental Gross Square Feet (DGSF) by applying a multiplier. The overall building gross can be estimated by multiplying the total DGSF by a building grossing factor. Additional space may be required for mechanical space depending upon the ability to tie into existing services. These are some of the conversion factors that we use in our planning.
